RULES AND REGULATIONS

SALISHAN HILLS RULES AND REGULATIONS ALSO APPLY
100.000 Landscaping As stated in the Association of Unit Owners of the Island Landscape Guidelines and Recommendations, Board approved March 2004:
100.001 (1) Tree limbs should be maintained at least 8 feet above the roofs so that needle and leaf debris might be minimized and air circulation increased. 3/04
(2) Trees, shrubs and plants should be at least 6 to 12 inches from the sides of the buildings so that paint and siding life might be prolonged. 3/04
(3) Needles and other ground debris should not be in contact with decking and untreated wooden structures in order to reduce dry rot. 3/04
100.002 If an owner wishes to purchase a plant or tree for planting, they must choose one that is compatible for this area and approved by the Association Landscape Committee. The unit owner who purchased the plant or tree does not own the plant or tree, but has contributed this vegetation to the Association. 6/04
200.000 General Common Areas
200.001 Article VII Section 2
“All additions, alterations or improvements, whether of a unit by the unit owner or of a common element by the Association, must also be approved by the Design Committee to the extent required by the Salishan Hills Declaration.” All such additions, alterations or improvements must also have Island Board of Directors approval. All proposed work requiring approval by both Salishan Hills Design Committee and the Association Board of Directors, is to be done by a licensed contractor who must submit proof of license as well as liability insurance equal to that of the Association. 6/04
200.002 All trash cans must have secure lids. Following trash pick up, all cans must be returned to an area hidden from view. 6/04
200.003 Please DO NOT feed the raccoons. They are wild animals that can carry infectious diseases and may be harmful to both humans and pets. (Management memo – October 24, 2000): “Repair of damage to Association property from foraging raccoons, where some type of food source exists (i.e. bird and squirrel feeders), will be the responsibility of the owner providing the food source”” 6/04
200.004 Damage caused by rodents, (i.e. rats, mice, moles, voles), as well as, but not limited to, squirrels, chipmunks and raccoons will be the responsibility of the individual unit owner. 6/04
200.005 Article VII Section 5 (d)
“All dogs shall be kept on a leash while outside of a unit” Owners who walk and exercise their pets in common or residential areas must immediately pick up pet droppings. 6/04
300.000 LIMITED COMMON AREAS
300.001 Article VII Section 5 Subsection (f,l)
To preserve the structural integrity of all units and maintain the attractive appearance of the condominiums: 6/04
(1) All planters placed on the decks must be elevated so that water does not accumulate beneath them, 6/04
(2) In addition to garments, rugs, laundry and similar items, wood can no longer be stored on the deck and must be placed in an area hidden from view. Wood should be stacked on a steel rack away from the building. 6/04
300.002 Article VII Section 6
Right of entry – As part of our preventative maintenance program, the enclosed courtyards will be inspected annually to check for compliance with Association By-Laws and Landscaping Guidelines while checking for general maintenance needs. Those unit owners affected will be notified, in advance, when such inspections are to take place. 6/04
(1) When a violation is noted, the Manager or Board President will send a written notice to the owner of record. The owner of record is responsible for all violations by their tenants or guests. 6/04
2) VIOLATION NOTICE #1:
This is a warning. Notice of violation is sent with the owner or occupant with 14 days notice to comply. Owner is responsible for all violations. Owner has a right to appeal all violations to the Board of Directors. 6/04
(3) VIOLATION NOTICE #2:
Notice of violation is sent by CERTIFIED MAIL to owner and/or occupant with a 14 days notice to comply. Owner is responsible for all violations. This letter includes notification that a $50.00 FINE has been levied. 6/04
(4) VIOLATION NOTICE #3:
Notice of violation is sent by CERTIFIED MAIL to owner and/or occupant with a 14 days notice to comply. Owner is responsible for all violations. This letter includes notification that a $100.00 FINE has been levied. 6/04
(5) LIENING OF PROPERTY:
Fourteen days from the date of the Violation Notice #3, this property will be liened for all fines and additional costs incurred. In addition, the Board of Directors will make a determination as to what further action should be pursued. 6/04
(6) RIGHT OF APPEAL:
Upon receipt of a violation notice, the owner of record may appeal the violation to the Board of Directors. If an appeal is granted, all fines and time lines will be set aside until the appeal is heard. Appeals will be heard at the next regularly scheduled Board of Directors Meeting in an Executive Session. Appeals are not open to the public. 6/04
300.003 The enclosed courtyards will be included in the regularly scheduled pest control spraying program. The courtyard door MUST BE UNLOCKED or a key available with the manager. An attempt will be made to notify you 2-3 days in advance. Spraying provided on a “weather permitting” basis.
